G40

The G40 project is located at Genthiner Straße 40–46, in the popular Berlin district of Mitte. One can definitely feel the beating pulse of the city in this location, situated halfway between – and a mere five-minute drive from each of – the grandest and best-known of Berlin’s department store, the KaDeWe, and Berlin’s most known central square Potsdamer Platz.

Your new neighborhood is in the center of it all and is home to a host of cultural destinations, some directly on your doorstep. For example, the Wintergarten Varieté, a venerable music hall, which has been entertaining Berliners for over 100 years, is only 500 meters away. Another highlight in the vicinity is the Markt am Winterfeldtplatz – one of the largest weekly, open-air markets in Berlin, where you will not only find a great selection of fruit, vegetables, cheese, meat and flowers, but also a variety of regional food stands and art dealers. Furthermore, there are many cozy cafés around the market square and its brick church to refresh your-self after a hearty day of exploring the market.

The central location provides excellent access to public transportation. The nearby Nollendorfplatz subway station with lines U1, U2, U3 and U4 leads to every corner of Berlin, quickly taking you to Zoologischer Garten, Potsdamer Platz and Alexanderplatz.

ARCHITECTURE CONCEPT

At the very heart of Berlin, on the site of the former Kriegerhome furniture store, near the Kulturforum and the city’s new art gallery district, emerges an innovative and vibrant residential project. This seven-story new development will house over 6,650 square meters of living space and about 1,950 square meters of commercial and office area.

G40’s three individual buildings will play a key role in how the area around Kurfürstenstraße is perceived and develops. The quarter, designed as a contemporary interpretation of Anglo-Saxon industrial loft architecture, is reminiscent of New York City’s world-renowned SoHo district. The chosen material composition of brick and plaster with sweeping horizontal bands of windows lends G40 a prestigious urban profile. The building’s horizontal structure has its origins in the traditional modern design philosophy, elevating this style to a whole new level. Both the generous windows and the individual loggias, balconies and terraces, create a dialog between the private living space and the public city life. Furthermore, the elegantly designed garden area on two levels strikes a balance between the city’s dense urban spaces and the private inner areas of the apartment buildings.

The size of the condominiums ranges from 25 to 172 square meters – from small apartments to traditional family units – ensuring a lively mix of residents within the complex. The convenient, underground garage has 72 parking spaces and some bicycle racks.
